In Mauritius, buying property must go through a notary, who drafts and authenticates the deed of sale. Their fees are added to the property price.
They consist of three main parts: the notary's fees (based on a sliding scale), the registration duty, and VAT on the fees. Disbursements (admin costs) may also apply.
The fees are degressive: the percentage decreases as the price rises. They apply by price bracket:

As a rule, the buyer pays the notary fees for the acquisition, on top of the property price.
On a sliding scale by bracket (2%, 1.5%, 1%, then 0.5%), plus 15% VAT on those fees.
Currently, the registration duty is 5% for Mauritian and foreign buyers alike. Our calculator separates the two cases to reflect any future change in the law.
